  49. I would convert our small home office into a butler's pantry, tear out the closet by the garage entry so we could have a little mudroom, and turn the formal dining room into a beautiful home library/office.

    Then I would go upstairs and alter the space which is master bath/closet/laundry room to be more functional, moving the laundry over a few feet to a large hall closet.

    Outside, I would put in lovely landscaping and a dreamy front porch.
